To build a dock in Stafford County, several permits and approvals are required due to the potential environmental impact and regulatory compliance needs:

Wetlands permit:

For any project proposed within tidal or nontidal wetlands, a wetlands permit is required.

Projects affecting bodies of water, placing fill material near wetlands, or protecting property at the water’s edge require a Joint Permit Application for review by federal, state, and local agencies.

For tidal wetlands, a permit in accordance with the Wetlands Ordinance, Chapter 27 of the County Code, may also necessitate a public hearing. More details are available on the Environmental Division’s Boards and Commissions page.

Projects along the 30 miles of tidally influenced shorelines in Stafford county must obtain necessary permits and approvals from federal, state, and local agencies.

The type and number of permits depend on the project’s specifics. The following construction projects will require a Joint Permit Application submitted to the Virginia Marine Resource Commission (VMRC):

  • Any project/dock on, over or adjacent to a body of water.
  • Any project/dock in which fill material is placed in or near wetlands (includes placement of rip-rap)
  • Projects designed to protect property at the water’s edge (i.e. bulkheads or living shorelines).

Grading Permit:

A land disturbance permit is necessary for projects disturbing over 2,500 square feet. This permit requires approved erosion and sediment control plans, stormwater management plans, and Chesapeake Bay Compliance plans. For further details, contact the Community Development Services Center at (540) 658-8650.

Chesapeake Bay Compliance Permit:

Land disturbance within the 46,000 acres of resource protection areas (RPA) is typically avoided. If disturbance within an RPA is necessary, approval from the County’s Environmental Division and/or Chesapeake Bay Board is required. A special exception and public hearing may be needed.

The EZ Port 2i is 350 pounds and 5′ wide X 14′ long.

NVA Docks does provide installation or you can do it yourself. Most residential docks can be installed in a day with a couple friends.

An in-water installation tool and a coupler nut tool are the only special tools required to assemble the EZ Dock sections. A hammer, ratchet, 15/16″ wrench or socket, a phillips screwdriver, and a manual pole driver may be needed.

The light color of EZ Dock helps keep the dock surface cooler than just about any dock surface available.

EZ Dock will provide a long-life of relatively maintenance-free enjoyment. Normally a good rain from Mother Nature is all that is required to keep the dock clean. A wash with soap and water or pressure washer from time to time may be needed to keep the dock looking new.

EZ Dock offers several anchoring options to keep your floating dock secure in any conditions. Pipes, deadweight anchors, piling brackets, and stiff arms are among the anchoring options available to you. EZ Dock offers anchoring hardware to accommodate both freshwater and saltwater situations.

EZ dock is a very rugged and durable product that provides excellent long term value compared to traditional docks because:

Durable & Low Maintenance – EZ Dock sections are made out of Linear Low Density Polyethylene which provides excellent durability and low maintenance versus traditional floating docks. It is nearly maintenance free so you never have to worry about boards splitting, splinters, nails, screws, staining, etc.

Stability – EZ Dock is designed to have a series of open pylons on the bottom that create a vacuum between the dock to the water. The vacuum is responsible for the stable feeling you get when you walk on EZ Dock. Traditional floating docks have floatation under approximately 50-60% of the walking surface thus it gives a barrel and roll effect every time a wave or wake passes under a float.

Modular – EZ Dock has various size dock sections that have uniformly spaced coupler pockets every ~20” around the perimeter. The sections can easily assembled into various configurations using dog-boned shaped recycled rubber couplers. The modularity allows EZ Dock to be easily reconfigured or added on to in the future.

Coupler System – The recycled rubber couplers used to connect the EZ Dock Sections have 4000 lbs. shear strength and provide a stable yet flexible connection between the sections. When strong wave action is present, the couplers absorb the shock rather than the dock sections. If the wave action becomes too severe the couplers are designed to break before the plastic dock section so that the repair is replacing a coupler(s) rather than large dock sections. Traditional floating docks are assembled with floatation attached to a rigid frame and decking on top. The sections are typically assembled with bolts, nuts, screws, nails, etc. This design doesn’t allow for flexibility or shock absorption and can be severely damaged when exposed to strong wave action.
